Location profiling and qualification of the areas

The maintenance and development of technological and logistical spatial networks has become the centre of economic-political development strategies and activities. This is particularly relevant for the already existing core technological industrial / scientific growth branches, which have to be supported and to be further developed.

The representation of the spatial and the technological variety of Berlin commercial and industry locations as well as the references on existing or planned resources of the economy related infrastructure go far beyond the bare area indication.

The measures and the areas of action relating to the profiling and qualification of the Berlin commercial and industry structure are to be settled on three spatial levels:

  1. Profiling of the city regions of Berlin with particularly topic emphasis on spatial development,

  2. economic-political profiling of locations with spatial emphasis according to their branches,

  3. profiling of areas
  • for the setting up of suitable company types (companies of the processing trade, construction firms, distribution companies, production oriented service companies) with particular emphasis on the existing economic branches and the specific level of the infrastructure.
  • as focal points of the research and development in the spatial environment for the leading research and science institutions of Berlin,
  • or commercial companies who supply partial city regions.
The setting up of new "guiding companies" should provide a magnetic effect for suppliers and logistic companies, especially in those industrial areas, which have lost their economic tradition.

A spatial model of commercial and industrial development

The concept relating to spatial distribution of production and commerce is oriented on the historical tradition of Berlin. It is both spatially and functionally differentiated:
The main locations
Three main locations encompassing large areas are distributed across the city forming the centres of the production industry. They are marked through large companies with mainly supra-regional influence. Due to their importance for the city of Berlin, these locations will be protected against any other non-production utilisation. This protection will also entail the good upkeep of the aforementioned areas and the further enticement of new business companies to set up in these industrial areas. These areas are quantified below.
  • The production centre West with orientation on electrical engineering, information and communication technology, traffic and machinery,
  • The production centre South with orientation on traffic technology and machinery,
  • The production centre East with orientation on electrical engineering, information and communication technology, traffic and machinery. It has also the largest spatial development potential for companies wanting to set up in Berlin.

Other important locations for industry in Berlin
Besides the maintenance and the qualification of traditional locations, new locations have to be developed under special spatial conditions. These also have to be reserved for production:

  • Maintenance and qualification of traditional locations for example Spandau West, Flottenstraße and Adlershof / Grünauer Straße,
  • Development of new locations with direct spatial connections to neighbouring industrial sites for example Brandenburg/Staaken in connection with Dallgow, Mahlsdorf in connection with Dahlwitz-Hoppegarten etc.
  • Development of new locations with the advantage of having good road connections for example Schönerlinder Straße, Bohnsdorf West etc.

Locations with special suitability for the supply of the inner city
In the area of outer zone of the inner city there are locations with favourable conditions to be reserved for a combination of production, production oriented services and distribution:
  • The area south of the motorway (M100) in Tempelhof / Neukölln.
  • The area between the junction Charlottenburg and Westhafen (port)

Suitable locations for companies, which co-operate closely with science and research
These locations are specialised in several technological fields. Commercial and industrial areas are to be developed within the environment of these facilities. As important locations, they should be maintained and developed:
  • Area around the Technical University (Inner city)
  • Tegel / Am Borsigturm ( Commerce and Industry centre Nordwest Region)
  • Area around the clinical centre Buch / Max-Delbrück-Center (Northeast Region)
  • Adlershof / Johannisthal / area around the Humboldt University (SouthEast Region)
  • Area around the Free University (SouthWest Region)

The Berlin commercial belt
The Berlin commercial and industry belt has developed from areas that were formally exclusively industrial in nature. It is in the future supposed to be maintained for commercial and industrial purposes. This is tied up with the aim "City of the short ways" to allow in these locations the setting up of companies to provide work places for the residential areas of the outer city regions of Berlin.
